Demolition and clearance of a redundant warehouse and logistics complex including portal frame structures, hardstanding, internal racking and below-ground services, with on-site concrete crushing for reuse in the redevelopment.

The redevelopment programme allowed twelve weeks from possession to construction start, with a fixed and heavily penalised handover date.
A live fibre trunk route crossed the site diagonally with no accurate record of its depth or exact alignment.
The client wanted crushed concrete retained on site for the redevelopment piling mat, requiring grading to specification rather than simple demolition arisings.
The programme ran three work fronts concurrently from day one, with strip-out, structural demolition and slab processing progressing in parallel rather than sequentially. Crushing began while demolition continued elsewhere.
The fibre route was traced by survey and confirmed by hand-dug trial holes before any machine worked within ten metres of the indicated alignment. It was then protected with a marked and barriered corridor for the duration.
A mobile crushing and screening plant produced 4,100 tonnes of graded aggregate to the piling mat specification, tested and certified on site. This removed approximately 190 haulage movements from local roads and eliminated the imported fill requirement.
The site was handed over surveyed and levelled two days ahead of the contractual date.
